Request and booking

A request via the website is free and without obligation. The landlord confirms whether the dates are available. A booking is only final once the advance payment and the security deposit have been paid within the term stated in the approval email (3 days). After that, the dates become available to other guests again.

Price and payment

The price consists of the rental price per night and the final cleaning (€60). You pay 30 per cent as an advance payment together with the security deposit. The balance is due 14 days before arrival. You pay by bank transfer; you'll receive the payment details by email.

The price per night is €120 in the low season, €155 during Flemish school holidays and long weekends, and €180 during the summer holidays (1 July to 31 August). The minimum stay is 2 nights, or 6 nights during the summer holidays. For stays of 14 nights or longer a discount is possible after contacting the host.

Security deposit

The security deposit is €250. It covers damage, missing items and extra cleaning. If everything is in order, it is refunded in full after departure to the account you paid with. In case of damage, the landlord may deduct the costs and you will receive an overview.

Cancellation

A booking is final. Because it concerns accommodation for specific dates, there is no right of withdrawal (no 14-day cooling-off period). If you do cancel, the following applies:

Cancellation more than 60 days before arrival: the advance payment (30% of the rental price) remains due and is not refunded.
Cancellation between 60 and 30 days before arrival: 50% of the rental price remains due.
Cancellation less than 30 days before arrival, or not showing up: the full rental price remains due.

By rental price we mean the price of all booked nights together. We do not charge the final cleaning if you cancel before arrival.
You cancel in writing, by email to [email protected]. The date on which we receive your email counts.
These terms also apply in case of illness, work, bad weather or any other reason on your side. We therefore recommend taking out cancellation insurance.
Changing your dates is only possible if we agree. Otherwise it counts as a cancellation.
If you leave earlier than planned, the nights you do not use are not refunded.
If the balance has not been paid by the due date, we send a reminder. If it is still unpaid after that, we may cancel the booking and these terms apply.
If we rent out the same nights to someone else, we refund the amount for those nights, minus €50 administration costs.
In case of cancellation, the security deposit is always refunded in full.
If we cancel, you get back everything you have paid.

Arrival, departure and use

Check-in from 15:00, check-out by 11:00. The apartment is for a maximum of 4 people. Smoking and parties are not allowed. Dogs are not allowed as a rule, but on request we'll see what's possible.

Please respect the peace in the building, especially between 22:00 and 08:00.

Liability

Guests are responsible for any damage they cause. The landlord is not liable for loss or theft of personal belongings.

Applicable law

These terms are governed by Belgian law.
